Bellona di Sotto came into existence in the middle ages as a beacon tower; by the 14th century it had grown, room by room, into a fortified farmhouse – a serene, charmingly asymmetrical building that seems as much part of the Umbrian landscape as the hills themselves. The recent restoration has left the building’s exterior virtually intact while updating the interior with impeccable taste. Walls painted in crisp white and floors laid in herringbone brick or terracotta tiles highlight lovely old beams, ancient wood ceilings and exposed stone walls. Light and mountain breezes filter into the large rooms; those facing the valley enjoy wonderful views of lush, forested hills. Each bedroom has its own modern bathroom. The owners’ love of cooking and entertaining is evidenced by two very well equipped kitchens, one serving a dining room with a long table, the other an outdoor kitchen adjacent to a beautiful stone loggia with a second long table and a traditional Umbrian wood-burning barbeque. Below the house, a swimming pool shares a sunny terrace with loungers, a shady pergola and a third dining area with a barbeque. There is also an amphitheatre with full lighting and yet another dining area under a gazebo. An ideal spot for the active as well as the (temporarily) indolent, Bellona di Sotto is wonderfully located for touring both Tuscany and Umbria, whether by car or on foot along trails for all levels.

Preggio, 2.5km/1.5 miles, is a traditional little hill village with an excellent restaurant, caffès and a shop; several other restaurant options are available with a 15-minute drive. Lake Trasimeno offers boating and water sports at Passignano sul Trasimeno, 30 minutes, which is also the ferry terminal for the interesting trip to the lake’s islands. Weekly markets and supermarkets at Umbertide, 20 minutes, or on the lake at Castiglione del Lago, 40 minutes. Perugia, Assisi, Gubbio and Cortona (Tuscany) can all be reached in less than an hour. An excellent railway service connects the nearby Terentola-Cortona station to Siena, Rome and Florence within 1.5 hours. This is excellent walking country: an old Etruscan track passes next to the villa and continues through the forest. Preggio, too, can be reached on foot and there are lovely trails to medieval Castel Rigone, 9km/6 miles, and along the Tiber River near Umbertide.

The house is surrounded by lawns with mature shrubs and flowers which fall away to grassy slopes studded with olive and oak trees. The swimming pool, 5 x 10m/17 x 33 feet, is set into a terrace below the house with loungers, sun shades and a large pergola furnished with a dining table, summer kitchen and gas barbeque. The stone amphitheatre, which has excellent acoustics and can be fully lit, stands in front of the forest with an adjacent gazebo and charcoal barbeque for outdoor dining. Benches are scattered around the grounds for reading and contemplation.
