Set at the edge of a tiny medieval village 10 minutes’ drive from spectacular hilltop Orvieto, La Ciambella offers the rare combination of sweeping views and complete privacy within walking distance of shops and a restaurant. The tall stone house was restored from top to bottom in 2012 and features large, high-ceilinged rooms flooded with light, a very spacious kitchen and balconies or terraces facing the view on three levels. On the ground floor, arched French doors open on two sides to courtyards planted with herbs and fruit trees, and on the third side to the pool terrace overlooking the property’s private olive grove. The three bedrooms, each on a separate floor with ensuite bathrooms and indoor or outdoor living areas, were designed with long-term guests in mind. This is a splendid area for gastronomes, sight-seers and keen walkers alike, offering countless restaurants, wineries and wonderful villages dotted among the hills.

Set at the edge of Porano, a tiny, mainly medieval village. Within 200m are two food shops, a caffè, an amazing butcher (who raises his own livestock) and a good restaurant. Orvieto, one of Italy's most beautiful - and liveliest - hill towns, is a 10-minute drive and boasts a magnificent duomo, lovely old streets/piazzas, good museums, lots of shops and caffès, 40+ restaurants and several cooking schools (it's a Slow Food centre), a bi-weekly outdoor market, regular concerts, live music and theatre. There are countless wineries and villages in every direction and splendid walks from the front door. 20 minutes away is Lake Bolsena, great for lunch and mucking about in boats. 40 minutes' drive to the "dying town" of Civita Bagnoregio and the Renaissance gardens at Villa Lante; just a bit more to Montepulciano and Pienza in Tuscany. Rome and Florence are both about 1.5 hours away by car or direct rail line.

Down three steps to the very large and well equipped kitchen with a breakfast area and arched glass doors at either end. Master suite in an attached wing, including study, double bedroom (queen-size bed) dressing area and bathroom with bath and separate shower, all overlooking the olive grove. A queen-size bed in a niche in the living room offers extra sleeping space for two.
Double bedroom (can be made into a twin) with ensuite bathroom with bath/shower and fireplace opening to a very large terrace with sunbeds, and access to the pool terrace below via a spiral staircase.

Second and third floors On the lower level, a living/dining area (with day bed for one), small kitchen, fireplace, balcony and bathroom with shower; on the upper level, a double bedroom (queen-size bed) open to the floor below. Ceiling fan and air-conditioning with remote control.
To the south a courtyard, with parking for a small car behind an electric gate, is planted with fruit trees, strawberry plants and herbs. To the north, a parking area for two cars through a gated courtyard leading to the kitchen. The main terrace with its small pool, 4.5 x 8m/14 x 26 feet, and shaded dining area is accessed via the dining room, the kitchen and the study of the master suite. Steps lead down from the main terrace to the olive grove, which also has apple, pomegranate and cherry trees, with a second outdoor dining table under the latter. At the bottom of the grove is a vegetable patch which guests are welcome to raid. Please note that three (very friendly) dogs live in a run next to the veggie patch and can sometimes be heard barking at night.
Assistance is provided locally by an exceptionally helpful caretaker, who makes up for her minimal English with charm and enthusiasm - not to mention her cooking skills, if requested. Private swimming pool, 4.5 x 8m/14 x 26 feet, with a constant depth of 1.5m/5 feet and steps for entry. The pool is not heated but is quite warm in summer due to its dark lining.
This property is not suitable for small children as the bedrooms are each on separate floors, there are steep drop-offs to the olive grove with minimal railings and the pool is not fenced.
