Civitella d'Agliano is one of central Italy’s best-kept secrets. Founded 3,000 years ago by the Etruscans, it was occupied by the Romans and altered in the Middle Ages -but virtually nothing has happened there since, beyond the construction of a small cluster of ‘modern’ shops and restaurants, and a pink town hall, on its outskirts. The old village is a maze of cobbled alleyways and steps huddled at the edge of a steep bluff; it overlooks the valley of the Tiber River which is entirely agricultural in this area and dotted with the limestone cliffs known as ‘calanche.’ No cars are permitted within the village but all the essentials are within walking distance: a wonderful restaurant and inn, the Tana de l’Istrice, owned by the local wine baron, lies two minutes’ walk away in the main square, with several small shops - a grocer’s, a butcher, a pharmacy, a post office and a pharmacy, as well as a handful of simple but good restaurants - just beyond. Winding roads lead from the village to key sights in both Lazio and Umbria within 30 minutes’ drive or less: the gardens of the Villa Lante, the ‘Monsters’ Park’ at Bomarzo and picture-perfect Lake Bolsena in the former, and Orvieto with its gorgeous cathedral and vineyards in the latter.

Getting There

Airports nearby:

Airports: Rome, 1 hour 30 minutes; Florence, about 2 hours.

By Car:

Motorway exit at Orvieto, 40 minutes along paved, winding roads. Cars cannot enter the old section of Civitella d’Agliano; the nearest parking, for several cars, is in a small piazza reached through a narrow archway, about 100m/110 yards from the house.

Very cute and comfortable. The village offers very little but is genuine.

Everything was organised efficiently and I was kept up to date with the booking requirements

The house was lovely - full of character and in a truly spectacular setting. Our only disappointment was the lack of local restaurants within easy walking distance.

You know when you arrive at a holiday villa or hotel and you realise that the photos on the website or in the brochure aren't quite the same as the real thing... well I would say that this applies at I Ruderi – except for the fact that the real thing is EVEN MORE SPECTACULAR. A beautiful, quite spot, almost hanging off the very edge of the old town. Fantastic views from almost every window. And as for the commute down to the (very) private swimming pool...awesome. Although we did visit Rome, Orvieto (twice), Lake Bolsena and Civita di Bagneregio, for most of the time the family were happy to chill by the pool most days, and then pop out to eat later in the evening. We only cooked in twice, during the fortnight stay. If were were to be totally honest, we were underwhelmed by the very local restaurants (although we never dined at the posh one in the old town square). A short car journey, however, provided us with plenty of choices. Most nights ended up at Roxy's Wine Bar back in Civitella d'Agliano for an ice cream and a grappa. The local caretakers, Miss Ilenia and Miss Roberta were very courteous and helpful. We didn't avail ourselves of all the concierge services on offer, but the fresh towels and linen during our fortnight stay, plus their cleaning mid-week, as well as on the Saturday was warmly welcomed by our party.

A relaxing stay in a beautiful hill town Yes, we had a couple of problems with a flushing toilet and a noisy early morning gardener (twice) which we raised and it didn’t happen again. A milk pan in the kitchen would have been useful as there was no small sized pan to heat milk in for coffee. Otherwise it’s a lovely old house, we loved the views and the local concierge team were very pleasant and helpful

First class service from start to finish. Excellent accommodation, honestly described and kept perfectly clean. Clear instructions, 24 hour helpline available and a pleasure to deal with. This is the second time we have used Tuscany Now and More; they have proved to offer fantastic, characterful properties in wonderful locations. A wonderful property in an outstanding, tranquil location, situated in a small hilltop town full of character. Local shops, bakers, a butcher and bars mean that everything you need is available within walking distance.

As said by the previous guests this place is amazing! And thank you Ilenia and Roberta. A special thanks to Roberta for carrying one of our (very) heavy suitcases on the day of our arrival!

We had a lovely quit unsociable week away from our normal frenetic life. We made day trips to Lake Bolsena, Orvieto, Villa Lante, Rome.

Favorite moments: Orvieto, the duomo and just wandering around. Pizza at the festa, hours swimming in the pool, meditating early each morning on the top balcony, pink gin tonics in the evening by the pool, family card games after dinner.

We have had a wonderful 2 weeks holiday at I Ruderi. The house and pool were gorgeous and we greatly appreciated the regular cleaning. The views are stunning and we love the different balconies which enable you to see sun or shade at different times of day. It has been very hot indeed, but we have explored the area, in particular Orvieto, Viterbo and the garden of Villa Lante - absolutely beautiful! We also had great fun hirin a boat and swimming at Lago di Bolsena. Civitella d'Agliano is a lovely town.

Wonderfully located in the old city, and the pool area is very private with an extraordinary view. Very friendly caretakers.

The Villa is simply unique. A beautiful, rustic and well equipped villa in a medieval town, with its own private garden and pool area - what a luxury! It is truly idyllic and was perfect for a relaxing vacation with our family. We almost didn't want to recommend it to anyone - we want to keep it as secret as possible. We will definitely return at some point. - - - We have had a lovely time here. With such beautiful surroundings and such a lovely villa, this has been a wonderful and relaxing week. another week here and I think our two girls would have grown fins :-). We hope to return one day. Hope you reading this will enjoy this place as much as we did. Cheers!
Mr Vegard Winther
Such a delightful and charming place, the ideal place for a peaceful and relaxing week. We thoroughly enjoyed spending time in the villa, enjoying wine on the terrace, where set overlooking the valley from the bench, quiet time reading up on the balcony and then the afternoon chilling poolside. Civita is a unique place, well worth a visit. We did really enjoy the vibe in Orvieto.

We have had a restful week at I Ruderi enjoying the views. Civitella d'Agliano was been very charming for us. We enjoyed an early evening Aperol at the Roxy watching the local cats and life in town. The Friday market has a great porchetta, very worth trying. Trips to Orvieto, Bomarzio and Civita di Bagnoregio were all amazing.

Wonderful setting. We had a comfortable and restful week enjoying the seclusion of I Ruderi. Just what we have hoped for. Venturing out very little during our stay although we had two visits to Orvieto which were delightful. Our favourite little restaurant was Il Bocconcino, Via Matteotti, Bagnoregio - simple delicious food made with care - well worth a try!

Stunning views and a great place to stay for a really chilled stay in reach of many beautiful towns and countryside.

The property was fantastic especially the views from every room and from the beautiful pool. The only thing we were a little disappointed in was the size of the living room - it was sufficient but was smaller than the photos on the website implied. Fabulous villa and views, wonderful cooking from Roberta and Ilenia. Amazing old village with no cars and tiny streets - just be prepared to get fit climbing the steep cobbled lanes!

Walking down the stone path to reach the place instills such a wonderful sense of escaping the world - every single time. Loved it. Views were amazing. Excellent value, the caretakers who met us and cleaned the house that week were so friendly and helpful. Tuscany Now Really wonderful. We plan to use the service again!

We have had a wonderful week at I Ruderi as part of our honeymoon which started off in Venice. We were amazed by the "once in a lifetime" view and we spent many hours on the balconies with a cold glass of good wine. We had a few trips out and we would recommend a day in the beautiful Orvieto. We don't want to go home!!!

Like so many other before us, we are very sad to leave this place but anyway delighted to have experienced some "real Italy" off the beaten track. We have been inspired by this place to be more adventurous again in the future trips to Italy. Grazie mille!

what a wonderful find I Ruderi is, wow! So peaceful, so quiet, so relaxing. We enjoyed the surrounding area but always happy to come back and jump into the pool. We didn't want to leave! Thank you to Ilenia and Roberta!

We have been delighted to spend the second week ou our honeymoon at i Ruderi- which with the character of the property and the stunning landscape has been a perfect place to hide as husband and wife!

We had have an amazing honeymoon week at I Ruderi. The house exceeded the expectations, there was only one thing wrong: we never wanted to leave it! So for several days we didn't; we just enjoyed the wonderful views from the balconies, ate excellent pizza in the square and drank good wine from the local supermarket. The hardest decision all week has been "which balcony". Perfect!
