Podere Pane e Cacio is set on a hilltop just 2km/1.2mil from the medieval hilltown of San Gemini. The village offers shops, a supermarket, cafés, and a weekly Tuesday market, while a local bar and two restaurants lie within easy walking distance of the villa (500–800 metres/550-875 yards). San Gemini is also known for its lively calendar of local festivities, including the Giostra dell’Arme in early October — a historical festival with medieval processions, flag-throwing, and jousting tournaments — and the Festa di San Gemini, celebrating the town’s patron saint with music and street food. The villa is ideally placed for exploring southern Umbria: the Roman ruins of Carsulae are just 4km (2.5mil) away, a remarkably preserved archaeological site set among open fields. Terni (10km/6mil), known for its lively atmosphere and the nearby Cascata delle Marmore waterfall, and Narni (12km/7.5mil), with its medieval streets and underground passages, can both be reached in under 20 minutes. The historic towns of Acquasparta (12km/7.5mil), once home to Renaissance scholars, Amelia (30km/18.5mil) with its ancient cyclopean walls, and Spoleto (30km/18.5mil), famed for its Roman theatre and summer arts festival, are all within easy driving distance. Todi (45km/28mil) makes a perfect day trip for its hilltop piazza and relaxed cafés.

By Car:
Motorway: From the A1 highway, take the Orte exit and follow the SS675 towards Narni for approximately 16.4km/10.2mil on a paved road. Take the San Gemini exit, then continue along the SS675 to SS3ter for about 4km/2.5mil. The gated villa entrance is reached via a 350-metre (383 yards) gravel road with an electric gate. The property offers parking for up to 4–6 cars.
